Rental Policy at Cobblefield

Cobblefield Point is an owner-occupied condominium association.

Effective December 29, 2025, units purchased after that date may not be rented or leased. Any owner who acquires a unit on or after December 29, 2025, is required to occupy the unit and is not permitted to lease it to tenants.

Grandfathered Rental Units

Units that were owned prior to December 29, 2025, are considered grandfathered and may continue to be leased, subject to all provisions of the Association’s Declaration, By-Laws, Rules and Regulations, and applicable law.

Grandfathered rental eligibility:

  • Applies to the specific unit, not the owner.
  • Remains with the unit until it is sold or transferred to a non-exempt party.
  • Is preserved when a unit is transferred to a spouse, immediate family member, or through certain inheritance or estate-planning transfers.
  • Cannot be transferred to another unit or used to establish rental rights for additional units.

A grandfathered unit permanently loses its rental eligibility when:

  • The unit is sold or transferred to a non-exempt party; or
  • The owner’s grandfathered status is revoked due to violations of the Association’s leasing requirements.

Once a unit loses its grandfathered status, it becomes a non-rental unit and may not be leased again.

Lease Requirements

For units that retain grandfathered rental eligibility:

  • All leases must be for the entire unit.
  • Short-term rentals are prohibited.
  • The minimum lease term is 30 consecutive days.
  • Airbnb, VRBO, vacation rentals, hotel-style rentals, room-by-room rentals, and similar arrangements are not permitted.

Prospective buyers, owners, and real estate professionals with questions regarding rental eligibility for a specific unit should contact the Association or its property management company before relying on any listing information.
