Dues Increase as of 11/1/2024

Dear Cobblefield Point Owners, 

Your HOA Board of Directors would like to start by emphasizing our commitment to our community and financial responsibility.

We will be increasing our HOA dues from $225 to $250 effective November 1, 2024. 

We have not had an increase in dues in many years, and our most recent adjustment was a decrease from $250 to $225 in January of 2022. 

As you know, inflation is hitting us all hard and costs are rising on labor and materials. We have many projects that need completed (rip rap around the pond, grading and buying downspouts behind A8 and B1, potential fence between Cobblefield and Providence – more info. on this at the bottom of this email) as well as general maintenance costs.

The board has explored alternatives to purchasing the fence: requesting the city to help fund our fence project (which was denied), requesting Providence fix and reinforce their fence (which is not only being denied, but they may take the fence down altogether to lessen the amount they need to spend in maintenance). We also explored imposing a special assessment. However, we determined that a dues increase is the most sustainable option. 

We do not take lightly the impact of this increase on your lives. However, we are committed to keeping our community healthy, safe, well-maintained, and a wonderful place to live.

Quick Fence Update: We had many meetings this summer (with the Mayor, City Council Representative, Neighborhood Service/Relations Members, etc.) to discuss our options. As noted above, it sounds like if we want privacy/protection, we will need to install the fence ourselves. Working on getting updated prices and options and will send this information out soon. Cobblefield Point Owners and Residents      

We are changing property management companies as of August 1, 2024. 

Our contract with Coldwell Banker Commercial Devonshire Realty (CBCDR) will end July 31st, and our contract with our new management company will begin August 1. 

Our new property managers are Facility Managers, Inc. (FMI).

Dave Kelton and his son, Nate Kelton, own and operate FMI and have been in town and operating for over 25 years. 

They currently manage 16 other condo associations as well as other types of properties. 

They also live in southwest Champaign, meaning they are close and able to be at our property often, and that they have a vested interest in keeping our area safe and well-maintained.

You will be receiving a formal introductory email from FMI soon. They will also be letting you know how to pay your dues. 

Please note that we will no longer be using AppFolio and instead will be using Rent Manager. 

You will receive an email from FMI with your account number later this week. You will not be able to register for Rent Manager until you receive your account number.

*Your August 1st dues will need to be paid to FMI/Rent Manager and not CBCDR/AppFolio.*

We understand this is short notice and that there may be some hiccups along the way in regards to payment being transferred. Please let us know if you are encountering difficulties.

Renters – please continue to pay your landlord in the same way you have been.

AppFolio Transaction Fee Notice

Our online payment portal, AppFolio, has instated a transaction fee (without prior notice) for e-checks. A transaction fee was already in place for payment by credit card.

Paying online now includes a $2.49 transaction fee to pay by credit card or by e-check. The HOA will be reimbursing August’s (2023) transaction fee to everyone who paid online since there was no notice. However, everyone will be responsible for the fee for September 2023 and on. The HOA board is looking into other online portals without e-check fees.

You can still make payments by check without a fee.

HOA Fee Increase & 2018 Annual Election Results

At the annual meeting held on May 31, 2018, the Board voted to increase the monthly HOA fees to $200.00 beginning August 1, 2018. This increase is needed as there are a number of future maintenance upkeep and repairs that will be needed. The Board felt that a small monthly increase would be better than another special assessment that could be higher than the $2,000.00 incurred in 2015.

Additionally please be aware of the following updated/changed policy items to the Rules and Regulations:

  • Swimming Pool Policy (Page 7): No more than 4 guests are allowed from any one unit, unless cleared through the Board in advance. Owners or residents are responsible for their guests.
  • Pets (Page 9): No animals shall be permitted except for one (1) four-legged domesticated animal not to exceed forty (40) pounds. Current residents with two animals will be grandfathered in; however, future residents will be held to this policy. Reptiles of any type are not allowed.
  • Pets (Page 9): Per City of Champaign Ordinance all animals must be kept on a leash in the common and public areas at all times.
  • Parking (Page 8): No campers, boats, trailers, or trucks shall be parked outside on the property and no more than two (2) automobiles shall be kept or stored. Parking on the street is not permitted.
  • Cable or Dishes (Page 3): All cable lines must run inside of the condo – no lines or lines for holes may be cut or draped on the exterior of the building. Dishes cannot be attached to the balcony railings by bolts or screws.
  • Limited Elements Usage (Page 4). Residents may not have a garden or a compost pile in the limited common areas.
