POOL & CLUBHOUSE PROJECTS
THORNY BUSHES
S&G will be ordering and installing thorny bushes around the corners, columns, and gate to prevent trespassers from climbing into the pool area.
POOL WORK
We are doing some maintenance done on the pool this fall (painting, replacing lights, working on stairs, etc.).
COMPLETED PROJECTS
MOTION DETECTION LIGHT
Installed 7/20/23 on the clubhouse covering the pool area. It is set to activate at 10pm, turning on when motion is detected in the pool area.
GATE LATCH
SK installed a new gate latch 10/20/23. This can be transferred to the new gate.
RING DOORBELL CAMERAS
2 Ring doorbell cameras have been installed on the 2 doors from the Clubhouse to the pool area.
NEW GATE

COLUMN SPEARS
Clusters of spears added to columns to help prevent fence climbing.
UPDATED SECURITY CAMERA SYSTEM
An updated security camera system has been installed by Johnson Controls. The main hub is in the clubhouse.
UPCOMING & FUTURE PROJECTS
- Getting a new thermostat for the Clubhouse that better maintains temperature (switching from heat to cool on it’s own) so this does not need to be done manually.
- Eventually, we would love to add some new equipment.
- New TVs are also on the list. Our box TVs are a bit outdated 🙂
POND PROJECTS
FOUNTAIN
The repaired fountain had a low water spray. It has now stopped working completely. We are working to get this looked at and repaired.
LANDSCAPING
Landscaping by the pond (behind B-2) is long overdue. When we buried downspouts to help with drainage, the areas that were dug have left the area looking less than ideal.
We will be putting in new rip rap around the pond. Heavy dump trucks (with tons of rocks) will need to access the pond. We plan to wait until after this to repair this area (assuming the trucks will tear up the grass more). We have a vendor and quote ready to go as soon as we can!
POND CLEAN-UP
Lots of garbage has accumulated from the highway. Clean-up soon!
RIP RAP
We have approved a quote from Ludwig for new rip rap to be placed around the pond. They will pull up rocks that have slipped down into the water, clean up the area, install new fabric around the shore, and place approximately 100 ton of new rock (in addition to the rock we currently have and that has slipped) around the pond. This quote also includes clean up – grading and installation of sod to repair areas damaged by the tucks.
COMPLETED
FOUNTAIN
The motor on the fountain pump failed and a new pump had to be installed. This was completed 11/20/23 and then kept indoors for the winter. The fountain was installed in the pond April 2024.
ELECTRICAL OUTLET
A new waterproof electrical outlet was installed by the pond to run the fountain.
SIGNS
New “no trespassing” signs have been installed along the pond.
SPRAYING FOR POND SCUM
The pond has bend sprayed to help eliminate the scum that builds in warmer temperatures.
A second round of spraying occurred 9/16/24.
DEAD TREE
The dead/leaning tree on the pond has been removed. The stump will remain to prevent any further erosion.

EXTERNAL PROJECTS
GUTTER & DOWNSPOUT CLEANING
We have signed a contract with S&G to clean out the debris from our gutters and downspouts.
COMPLETED
DEAD TREE REMOVAL
A handful of dead trees have been removed.
NEW TREE PLANTING
Trees have been planted where the dead trees were removed.
SPEED LIMIT SIGNS
A few “10 mph” speed limit signs have been placed around the property.
TREE NETTING
Our new/young trees have been netted to help prevent damage from cicadas.
FRONT ENTRANCE ISLAND
The small rock that was on the island at the front entrance has been replaced with mulch (to prevent rocks in the drive). The larger rocks will remain.
REYNOLDS TOWING SIGNS
The towing signs around the property are very faded. Reynolds has replaced all of these and an additional one was added between B1 and B2.
UPCOMING & FUTURE PROJECTS
- There are a few more dead or dying trees that need to be removed. We plan to do this in stages and replace them with new trees.
- An 8-foot cedar fence between Cobblefield and Providence has been quoted and we will know more about this soon!
BUILDING & CONDO SPECIFIC PROJECTS
B2 Water Faucet
The water faucet on the west courtyard is not working. This will be corrected asap!

- There have been some drainage issues behind building A8. We have approved a quote to regrade and bury some downspouts to help with this.
COMPLETED

New well hoods and downspout extensions have been installed to help with drainage issues.
PILLAR REPAIR
A handful of pillars around the property were deteriorating and needed repaired. This is likely an ongoing project that we will need to do in phases/as they come up.
